Paver Sealing Tampa

A paver driveway in Tampa Bay takes sun, daily summer rain, and on the coast, salt air. Left alone it fades, grows mold in the joints, and picks up stains that soak straight in. Cleaned and sealed properly, it holds its color for years.

Marble Mechanics cleans and seals brick, concrete and natural stone pavers across Tampa Bay: driveways, walkways, entryways, patios and pool surrounds. Pressure washing, stain removal, joint sand replacement and a UV-rated exterior sealer, in that order, because sealing over dirt or trapped moisture locks the problem in.

Why Florida Pavers Fade, Stain and Grow Mold

Pavers in Tampa Bay face a combination that pavers in drier states never deal with, and it is the reason exterior sealers here wear out faster than the manufacturer's national guidance assumes.

Natural stone pavers take a different sealer from concrete or brick, because the stone is porous in a way the others are not. The Natural Stone Institute is the reference we work to on which stone takes what, and getting it wrong leaves a film on the surface instead of protection in it.

Sun. UV is what fades a warm terracotta or charcoal paver toward grey. It works on the surface layer, which is why a faded driveway often has more color left in it than the owner expects once the oxidised layer is cleaned off.

Rain and humidity. Tampa's average relative humidity hovers around 74%, and the summer brings heavy daily rain. Constant moisture feeds algae and mold in the joints and on shaded pavers, and washes joint sand out of open gaps.

Salt air. Properties closer to the water in areas like Davis Islands, Harbour Island, Beach Park and Bayshore take salt laden air off the bay, which accelerates surface deterioration on exterior masonry.

Traffic and spills. A driveway carries vehicle weight, tyre scuffing, and whatever drips out of a car. Oil and rust penetrate an unsealed paver rather than sitting on it, and once they are inside the material they are a far harder problem.

What Paver Restoration Actually Involves

The order matters more than any single step. Sealing a paver that is still dirty, still growing mold, or still holding water inside it traps the problem underneath a film that then has to be stripped off before anything can be put right.

  • Assessment. What the pavers are made of, what the staining actually is, whether the joints have washed out, and whether anything is settled or cracked.
  • Pressure washing. Surface dirt, algae, mold and the oxidised layer come off. This is usually the step that reveals how much color is still there.
  • Stain treatment. Oil, rust, organic staining and efflorescence are treated individually. Each one responds to something different, and none of them come out with water alone.
  • Joints. Washed-out joints are refilled with sand or polymeric sand, which closes the gaps, stops weeds and stabilizes the surface.
  • Drying. Pavers are porous, so after washing there is water inside them as well as on them. Sealing before that has gone is what produces a cloudy, milky finish.
  • Sealing. A UV-rated exterior formula, chosen for the material and how the area is used.

Important

Why the cleaning and the sealing are usually not the same visit

Because the pavers have to be genuinely dry first, and Florida weather decides how long that takes. Sealing over trapped moisture is the single most common way a paver job goes wrong, and the fix is stripping the sealer back off and starting again. It is worth the wait.

Driveway Paver Sealing

A driveway is the hardest working paved surface on a property and the one most people judge the house by. It takes full sun, vehicle weight, tyre scuffing and anything that leaks out of a car, and it is usually the largest single area of paver on the property.

Oil and rust are the two stains that matter most, because both penetrate rather than sit on top, and both get worse the longer they are left. Sealing does not make a driveway stain-proof, but it buys the time to clean a spill up before it becomes permanent.

Patios, Walkways and Pool Surrounds

Shaded and damp areas behave differently from a driveway. They see less UV and less traffic but far more organic growth: algae, mold and the green film that makes a walkway slippery after rain. Joint sand also washes out faster wherever water runs.

Pool surrounds need a sealer chosen with slip in mind, which is one of the reasons that surface is worth looking at in person rather than quoting from a photograph.

If your pool deck or patio is travertine rather than brick or concrete, that is a different material with its own process, including hole filling and honing. Travertine polishing and restoration covers it properly.

Brick, Concrete and Natural Stone Pavers

The three behave differently enough that the cleaning approach and the sealer are matched to the material once we have seen it.

  • Concrete pavers. The most common in Tampa Bay newer builds, and the most prone to efflorescence, the chalky white bloom that appears when mineral salts inside the paver migrate to the surface. It is not mold and it is not permanent, but it has to be treated before sealing rather than sealed over.
  • Clay brick. Holds its color better than concrete because the color goes through the material rather than sitting in a surface layer. It is porous, particularly at the edges, so it takes stains readily.
  • Natural stone. Varies by the stone. Travertine, the most common here, is calcareous and porous, which is why it belongs on its own page rather than being lumped in with masonry.

Joint Sand, Weeds and Shifting Pavers

Gaps between pavers are filled with sand or polymeric sand, and that sand is doing structural work: it locks the pavers against each other. Florida's heavy summer rain washes it out of open joints, and once a joint is open, seed and soil get in, weeds establish, and the pavers start to move.

Check the joints twice a year and refill before the June rainy season rather than after it. A joint refilled early is maintenance. A driveway that has been shifting for two seasons is a bigger job.

How Often Pavers Need Resealing in Tampa Bay

There is no single interval worth quoting, because a shaded walkway and a full-sun driveway on the same property will not wear at the same rate. What is reliably true here is that the interval runs shorter than the number printed on the product, and shorter again on anything coastal or in full afternoon sun.

The test is the same one that works on any sealed surface. Splash water on the pavers and watch. If it beads, leave it alone. If the paver darkens as the water soaks in, the sealer has worn through and it is time to reseal.

What Paver Sealing Costs

Every job is priced after we see it. That is not a dodge, it is the only honest way to quote this work: two driveways of the same size can need very different amounts of stain treatment and joint work once you get close to them.

What determines the cost:

  • Square footage, and whether it is one area or several.
  • How much staining there is and what kind. Oil and rust are treated individually, not by the square foot.
  • Whether the joints need refilling, and how much has washed out.
  • Whether the pavers are in full sun, shaded, or coastal, which changes the sealer.
  • Whether there is efflorescence that has to be treated before anything else can happen.

Every project starts with a free on-site assessment. We look at the pavers, document what is actually wrong, and provide a line-by-line quote before any work begins. No hidden fees, no surprises.

Frequently asked

Paver Sealing FAQ

The questions homeowners ask us most, answered before you book.

The questions Tampa Bay homeowners ask most about cleaning and sealing pavers.

Book an estimate
How often do pavers need to be resealed in Florida?

More often than the label on the bucket suggests, because Florida is harder on an exterior sealer than almost anywhere else. Sun, daily summer rain and salt air near the coast all break sealer down, and a driveway takes tyre traffic on top of that. Rather than working to a fixed interval, test it: splash water on the pavers and watch. If it beads, the sealer is doing its job. If the paver darkens as it soaks in, the sealer has gone and it is time to reseal.

Is it worth sealing driveway pavers?

On a driveway it usually pays for itself in appearance and in joint stability. The color holds against UV instead of fading to grey, the joint sand stays put through the summer storms, and oil and tire marks sit on the surface where they can be cleaned rather than soaking in. The cost of sealing is a fraction of relaying pavers that have shifted because the joints emptied out.

How to clean Mexican pavers?

Mexican pavers are fired clay, the same family as Saltillo, so they are porous and the sealer on top is the wear surface. Clean them with a pH neutral cleaner made for stone or sealed tile, not an acid wash and not a degreaser, and keep pressure washers well back: close range blows the surface off the clay and opens it up. Where the old sealer has yellowed or is peeling, stripping it and resealing is what brings the color back, not scrubbing harder.

Is there a downside to sealing pavers?

There are two worth knowing. A sealer changes the look, and on most pavers it deepens the color, which people either want or do not. And the wrong product, or one put down over damp pavers, can haze, cloud or peel, which then has to be stripped rather than cleaned. Done properly, with the pavers dry and the right sealer for the exposure, the trade is protection against Florida sun, rain and salt plus joint sand that stays where it was put.

Is it a good idea to pressure wash pavers?

At the right pressure and distance, yes, and it is how most paver jobs start. Too close or too strong and it does real damage: it strips the surface off the paver, blasts the joint sand out and leaves tiger stripes you can see for years. Sand washed out of the joints is not cosmetic either, because the joints are what keep the pavers from shifting. Professional cleaning uses a surface cleaner at controlled pressure, then the joints are re-sanded before anything is sealed.

Will Dawn soap clean pavers?

For a small greasy patch, rinsed well, it will do no harm. As a general paver cleaner it is the wrong tool: it leaves a film that holds dirt, and it does nothing about the organic growth and embedded soil that make pavers look bad in Florida. Professional cleaning uses a surface cleaner at controlled pressure with the right chemistry for what is actually on the pavers, then re-sands the joints.

How do professionals clean pavers?

In sequence, and the cleaning is only the first part. The surface is cleaned with a flat surface cleaner at controlled pressure rather than a narrow wand, so the pressure is even and nothing gets striped. Any old failed sealer is stripped rather than sealed over. Joints are re-sanded. The pavers are left to dry fully, because sealing over moisture is what causes hazing. Only then does the sealer go down, matched to the exposure.

Should you seal driveway pavers in Florida?

In Florida the argument for sealing is stronger than almost anywhere. UV fades paver color, afternoon storms wash joint sand out, and anything organic grows in a joint that holds moisture. A sealer slows all three and makes the driveway easier to clean. On a driveway specifically, the sealer also helps with oil and tire marks, which soak straight into unsealed concrete pavers.
